Terms and Conditions for Pre-Purchase Building Inspection Report
1. Introduction
This Pre-Purchase Building Inspection Report (“Report”) is prepared by MakeGood Co (“the Company”) to provide a visual assessment of the condition of the property at the time of the inspection. By engaging our services, you agree to the terms and conditions outlined below.
2. Scope of Inspection
- The inspection is a visual examination of accessible areas only, to identify any defects or issues visible at the time of the inspection.
- The inspection does not involve destructive testing or dismantling of structures, systems, or fixtures.
- Areas that are inaccessible, unsafe, or obscured will not be inspected.
- This Report is not a guarantee, warranty, or insurance policy regarding the property’s condition.
3. Limitations of the Inspection
- The inspector is not a licensed engineer, plumber, or electrician. Any concerns related to structural integrity, plumbing, electrical systems, or other specialized areas should be assessed by relevant qualified specialists.
- The Report does not include an assessment of compliance with building codes, council approvals, or permits for any structures, including buildings, mezzanines, or offices. For such matters, you must contact the relevant local council or authorities.
- The inspection does not cover hidden defects, latent issues, or future performance of building components.
4. Report Findings
- The Report will identify and highlight observable defects present at the time of the inspection.
- The Report provides factual observations only and does not include repair recommendations, cost estimates, or opinions on the property’s value.
- The findings are based solely on the condition of the property at the time of the inspection and do not predict future deterioration or damage.
5. Liability and Indemnity
- MakeGood Co and its inspectors shall not be liable for any loss, damage, or injury arising from reliance on this Report.
- The Company is not responsible for any issues that arise after the inspection date.
- The client agrees to indemnify and hold MakeGood Co harmless from any claims, losses, or expenses arising from third-party reliance on this Report without the Company’s written consent.
6. Use of the Report
- This Report is intended for the sole use of the client who commissioned the inspection.
- It may not be transferred, sold, or used by any other party without MakeGood Co’s written permission.
- The Report must be read in its entirety, and any excerpts or summaries should not be considered independently.
7. Disputes
- Any disputes arising from this Report must be reported to MakeGood Co in writing within 14 days of the inspection date.
- If a dispute cannot be resolved amicably, both parties agree to mediate in good faith before pursuing legal action.

By commissioning this Pre-Purchase Building Inspection Report, you acknowledge that you have read, understood, and agreed to these Terms and Conditions.
